Toilet Blockages
The little disinfectant holders on the side of the bowl (pan) are a regular problem for my clients needing drain blockages cleared.
The blue tablets you place in the cistern (water tank on top of toilet) can be aggressive toward the rubber seals within the suite.
Do not over clean your toilet or the ceramic will be worn off and you will get the dark patch at the bottom of the water trap.

Hot Water System - REC Rebates
An REC or Renewable Energy Certificate representes 1 MWh(Mega Watt Hour) of renewable electricity displace by a solar hot water system.
RECs are electronic certificates that are publicly available on an internet database (www.rec-registry.gov.au) Solar hot water systems are rated for their electric displacement over a ten year period.
An average solar hot water system will be assigned 33 RECs = 33 MWh saving over ten years = 3300kWh (kilo watt hour) saving per year.
Every solar hot water model is listed individually within Federal Government Legislation.
Eligibility for RECs are only available to;
- Installations where they replace an existing electric system
- Any new installation
- Reduced RECs are available when an electric-boosted solar replaces an electric-boosted solar.
The more environmentally friendly - the more RECs assigned to a solar water heater.
The value of the REC is determined by the market demand sort of like stocks.
Whomever owns the house when the water heater is installed has the rights to the RECs.

Gas Bottles in the Home
The bottles are the BBQ size 9kg and look neat and tidy.
ISSUE: the Gas service in your home servicing through a regulator and running fixtures such as gas cookers & a hot water system need to have the proper larger bottles which are about 1200mm tall.
If your house Gas service is being run on 9kg bottles it is an illegal installation. Worse your insurance company may have grounds to void a claim.
Contact your local Gas fitter and ask to have your Gas service updated. It is important you receive a compliance certificate when the work is complete. One copy is for YOU. One copy to Gas supplier & One copy is kept by your Gas fitter.

Leaking Meter Test
2. Find your water meter, which is usually located in front of the house in a covered box near the street.
3. Write down the numbers indicated on the meter at the start of this test.
4. Return to check the meter reading after 30 minutes have passed.
5. If the numbers have not changed, you do not have a leak in your pressurised water system.
6. If the numbers have changed, continue with the following steps. Shut off the valves under all toilets in the house, and repeat steps 1-4.
7. If the numbers have not changed, you may have a running toilet that should be serviced.
If the numbers have changed, this indicates water consumption even though water was not being used during the test, and you may need a leak detection.

I notice that well maintained properties can have more work completed then poorly maintained properties.
What do I mean?
If I have 90 minutes to work on a property I will try to locate more work for the client if the work is completed early.
A well maintained property will allow me to do more for the client or pass the saving onto the client.
There really is nothing more frustrating then a poorly maintained property.
There's no point ignoring your plumbing, because the problem never goes away. It will get worse!
How can a plumber show off if the property speaks loudly: 'my owner does not care!'
Unhappy plumbers:
- May leave after only doing the requested work.
- Is not enthusiastic about your property and creating more solutions.
- Do not want anymore of your work.
- Worse scenario: Overcharge with no service guarantee.
Locate a great plumber, look after your property and expect the best from your plumber every 2-3 years.

Plumber pipe noises
Water hammer is the thump in the piping heard when faucets or valves are turned off abruptly.
It can usually be eliminated by the installation of an air chamber or short length of pipe in the wall where each supply pipe enters a plumbing fixture.
Proper clipping of the pipes during installation is another preventative method.
Shock arrestors should be installed on the main line near the meter or as close as possible to the cause of the noise.
How is the condition outside of the house, either along the water main or in a neighbouring house.
Skillful detective work by an experienced master plumber is necessary to ferret out the source of the trouble and to plan corrective methods.
Water hammer should be fixed immediately.
The noise is only an audible symptom of what is going on in the piping.
The piping is being worn and damaged by the multitude of shock waves.
The result will be leaks in piping, tanks or fixtures unless the condition is corrected.
Chattering in the piping may be caused by loose pipes, by pipes rubbing against a metal projection, by worn faucet washers or looseness of other inside parts. Poor clipping of pipes and fixtures.
Whistling is caused by the speed of water flowing through piping which is usually too small or has not been deburred properly by the plumber.
A pressure reducing valve will help as will a general checkup and straightening out of the plumbing system.
Whistling is most common at bends and tees in the pipe. This is where the fitting is connected to the unburred pipe or where the incorrect join may cause friction.

Plumbing Renovations
The property was clean, new and attracted a good tenant.
I was asked to fix a leaky shower. This shower was leaking every 3 months.
When I opened the taps and serviced all the parts, I looked inside the wall to see the original wall shower combination.
The owner had decided during renovations to leave a 25 year old piece of pipework in the wall.
My jaw dropped to see a newly renovated home (max 2 years old) with an original and important part of a major water fixture still in the wall.
YES - a really old and heavily used piece of plumbing.
Now the owner would have to work out how to get into the wall behind the shower to replace the wall combo.
This piece is a small and reliable cost of a few hundred dollars and would have lasted another 25 years.
When you renovate replace as many plumbing pipes and parts as possible.
Otherwise you may have to start again!

The size of the oring is 8.5mm.
Remember hot water taps are best maintained by a Licenced Plumber - It is law. Safety & insurance are also important.

Plumbing Tenant Tips.
If you rent out your property do youhave a plan for your tenants to act quickly and save you money?
Story: On a Sunday afternoon a water pipe burst in the frontyard of a tenanted property.
The new tenant from overseas called a plumber, who charged a callout fee of $200.00.
The plumber advised the leak was on the street side of the water metre and it was the Local Councils concern and promptly left.
The property owner had a $200 call out bill and the tenant had no water for a few days with a damaged front yard.
There may be many ways to argue who pays for damages, but some information for the tenant may have reduced damage to the property and the property owners pocket.
Try leaving a laminated list of do's and don'ts for the water and plumbing.
Possible leak list:
- Shut off the main water out the front of the property. Look for meter box.
- Reduce pipe pressure by opening the taps of the nearest fixture (basin) or at the lowest level of the home.
- Identify the exact location of the problem.
- If it's the hot water line, turn off the water supply into the water heater.
- If a hot water leak is stopped then you can turn the water metre main line back on so cold water can be used while the pipe is being fixed.
- If the water is off at the Hot water system, then turn off the water heater at the electrical box.
- Call a Plumber to discuss the problem further.
You can add to this list. You get the idea. Information is key to saving your property and your wallet from damage.
Think up your own plumbing list, laminate it and fasten it to the kitchen cupboard so all your family or tenants will help you manage your plumbing.

A trap can loose its water seal by a syphonic action.
- By the use of another plumbing fixture.
- Poor design or incorrect venting of the property drainage system.
- Oscillation - Wind effect from outside breeze or storm.
There are many possible ways to loose the important trap seal, but the most common is caused by the wind outside or non use of the fixture.
When you return to your property after a holiday or a few days away or on a windy day you may get a smell in your home from the drain.
Quick tip: Run the water in the basin, shower, kitchen sink and check your tiolet pan water seal.
A few seconds of water will stop the smell and insure an adequate seal. You can open the windows to add fresh air.

Your hot water service will last from 5 - 15 years.
To maximise the life of your HWS you should maintain your HWS valves etc as per guidelines.
Some are every year, others about every 2-3 years.
Try organising your plumber to come around at an agreed time.
WHY?
If you plan the plumber's visit you may save on the call out fee or reduce the chance of your system failing and having to pay full price to replace it.
Some of the valve parts are designed to operate within the HWS, so if you cannot see any problems, it may still mean a regular plumber visit will keep the HWS running and your wallet in good health.

Truth about Plumbing.
This is work that most people can grasp, but as their exposure is less then a trained Plumber, the risk is not worth it.
Managing hot water and waste system are just 2 of the many things everyday people need to leave to Plumbers.
This may seem an obvious statement. In reality this is the LAW.
The Plumbing by-laws or Australian and NZ standards outline the areas of plumbing, drainage and gasfitting.
These laws are based on hydraulic and scientific development taken from worldwide experience with the control and distribution of water.
So what!
Some scenarios of plumbing risk are:
- property damage.
- manslaughter charges from fatal injury (hot water risks).
- public health risk (bad plumbing effects your neighbours too!).
- excessive costs through poor design or installation.
This list can be extended, however the message I hear from plumbers and people is a Licenced Plumber has an important role in the community.
I have spoken to clients who have been distressed by previous plumbing work being incorrectly installed or repaired and service overcharging.
As a Plumber you should carry your licence and consider showing it to your client to highlight that great Plumbers are proud plumbers.
Proud of their work and proud of being a Plumber.
I also suggest to clients to ask for the Plumbers licence. The best time is when payment is being made from the client to the Plumber.
Plumbing is a great trade, a great community service and is supported by great people.

I am standing on top of a mountain looking down a double black diamond run at a ski resort in the Tahoe Mountains of California. I have only been on a snowboard for 2 hours learning how to break,stop and fall.

Plumber Job Organisation
Other plumbers and myself seem to understand one key facet of work.
Do the most important job first.
How do you determine this fact?
- Base on client relationship (eg: payment history, job history, work opportunity etc)
- Price of job and income earned.
- Location to reduce transport and time ambiguities.
- Personal plans and client control.
These are only a few ideas, but everyday, every minute, every week, month and year a successful plumber needs to see, hear and feel a better way to access income to feed their business.
Feed your business, feed your goals, fed your family, fed yourself, feed your income......
Whatever your values, goals and priorities are; adding value to your life through better organisation will add to your success.
STORY: I currently have personal ongoing 'word of mouth' work plus 'contract' work.
My ongoing battle through organisation is my ability to switch between the 2 on any given day.
I try to keep the 2 separate to minimise loss of time and personal frustration, but ultimately I need to create a setup whereby I choose once source of income per day so I can efficiently serve both client bases at once.
Last Thursday I had a client list for my personal work. Friday was for contract work.
On thursday the jobs did not go to plan and I was left with the stress of selecting future time to complete these tasks as Friday was assigned to my Contract work.
The benefit of contract work was the work was paid and completed on the same day.
Disadvantage of my own company client work was it paid more, but had more background work and can be ongoing sometimes through time that I may not be able to on charge at a maximum market rate for my time(this is another arguement for later blog posting).

Hello,
I suppose I can comment on this topic as I am a plumber. I do agree that some tradies charge too much (but how much is too much) but we all have the option to say no to the work or ask for a quote.
I have found with myself that if you get to know your tradies and use them as a regular, it seems to help keep the cost down as repeat business is much cheaper than one off jobs.
My only concern with people slagging tradespersons is they usually do not know how much it costs to run a business.
I started my business in 1995 and I did not realise the amount of costs involved to run my own business.
The cost of downtime is huge, overheads, licensing, vehicles, fuel, tool insurance, tools, machinery, professional indemnity, mobile phone, software, advertising, continued training (night school), etc etc.
Sometimes I have asked my customers how many quotes they have got to do a job and they have said 5. That is 5 people to go and quote one job and there is only ever one winner.
I have sometimes quoted 30 jobs in a week that take an hour per quote only to win 15 jobs. And some jobs only take an hour.
Unfortunately there has been major changes in the plumbing and electrical licensing systems in Australia which has led to very heavy increases in regulating by government authority.
When you do a job, you have to put in paperwork in to the authority. There is a 5% (1 in 20) jobs that are audited by an inspector, which you have to go back and meet them on site to go over the job (who pays for that).
I have been doing plumbing for 18 years and I still learn new things everyday.
I do not suggest for people to do their own work as many children and adults have been burnt by hot water, caused explosions by gas leaks, allowed sewer gases to enter their properties, flooded their whole home from doing their own tap washers, dishwashers, toilet cisterns etc, blowing up split system air conditioners by not knowing how to install them and the list goes on and on and on.
If you ring your insurance company and ask are you covered if you do your own plumbing or electrical work - I am sure I know what the answer will be.
The funny thing is when you go into someones home when they have done their own work and you see the following.
- A simple tap washer replacement that has now wrecked the wall and the vanity cupboard
- A simple cistern changeover that now leaks on the floor and causes the tiles to pop the gyprock to swell and the arcs to swell.
- A simple hot water unit changeover that has not been installed properly and voids the warranty.
- A simple flickmixer changeover and it gets metal filings in the cartridge and it drips the same as the old one
- A simple dishwasher install that has the wrong water pressure and blows the unit upA simple skylight install that leaks and causes the ceiling to fall in
- A simple water filter cartridge install that cracks the cannister due to too much pressure and floods all 10 floors of the building you live in.
- A simple upright oven changeover that has not been chained to the wall and falls on the child when the door is opened and the hot pot of liquid and the oven falls on them causing 3rd degree burns and in some cases death
- A simple LPG cylinder changeover that has the safety blow off valves facing towards the house, which burns the side of the house down insted of the fence
- A simple shower rose replacement that the teflon has been put on backwards allowing it to leak in the wall (big repair bills)
- A simple sink install with no silicone which allows the bench to swell (new bench required)
- A simple home brewery install that pollutes your house and the whole street with a fermented water supply
- A simple new tap at the back of the house that has no backflow prevention which is left in the backyard pool which also leaves you all with a poisoned water supply (These are all real stories in our industry)
I think you get my point. Being a tradie is not simple. I have had guys who have done a 4 year apprenticeship and it takes me another 3 years to get them to a point where they are a fully competant tradesperson who knows many aspects of the trade.
I have had many many customers who I have had to get out of trouble - it is often a time to have a chuckle amongst the guys at the end of the day to share the stories.
I am sure the time is coming when it will no longer be a chuckle but a statement will be required to be filled out at the police station as we will be required by law to refer you to the authorities.
Already places like Bunnings are being taken to court as they are giving people advice on how to do their own plumbing etc. Which is an offence under the law to do so.

We also know of those people who could moan all day.
They never had the opportunities, they are always putting people down, they don't like others to be successful, they are jealous and are negative thinkers - need I go on!
These people drain your energy and bring you down to their level, a million miles away from the level that YOU want to be operating on.
Family members can be a lot like this also but you can always choose your friends and you can manage your family!
What should you do to make sure people who you hang around will empower and support what you stand for rather than bring you down all of the time?
1. You have the power to choose who you hang around with. Ideally you want happy, vibrant and positive people.
2. If you have good friends who are negative and yet you still want to hang around them, make a point of letting them know how you feel ? If they are a true friend they will respect you for this. If they are negative from time to time just acknowledge that this is what they are like and block out the negativity.
3. The same can be said with family. Your more mature family members have behaviours that have been conditioned for years. Appreciate where they have come from and as in number 2 above, elicit and select the information that filters through to your brain.
4. Remember, that nothing has meaning in life except the meaning that you give it.
5. A client's attitude towards you as a plumber can have an effect on your motivation. Whinging clients can effect your well being. If you and your client show a geniune interest in the problem at hand then you can work together on a suitable solution to get the work done.

- Look into the benefits of Company versus Sole Trader.
- Consider hiring or learning the processes for software like MYOB or Quickbooks.
- Know and follow important dates for your business.
- Look forward and plan for possible changes in business direction.
- Read marketing books to cross pollenate ideas for success.
- Look at what your competition is doing and try to objectively copy what you think works.
- Understand your money, keep on your Accountant and be ready to change if required.
- Only follow ideas and paths that vertically integrate with your chosen Business plan.
- Consider paperwork to support your client satisfaction and service guarantee provisions.
- Look at Confidentiality paperwork to protect your ideas while being developed.
- Trademark paperwork, Insurance paperwork, legal, company, business etc, etc.....
As you can see paperwork is important for running a business.
The best part is the better planned, organised, structured and protected your business is, the better you sleep at night.
WHY?
Better systems in your business allow you to work on the business and eventually hire someone else to work in your business.
If you know and understand where all the information is in your business and how to use it, then the faster you can grow, using the resources you have.

Plumber Hazards
One of the big hazards facing Plumbers are pets.
Imagine visiting a property to do work and the owner or tenant says...
' Do not worry about our cute dog he is harmless'.
Are you aware of this fact?
Property pets (eg: Dog) attack men on the back of the legs and buttocks and attack women and children on the face and arms.
This is more often the result of an unsecured pet!
Do the right thing....ask your client to secure and isolate their pet when you, the Plumber visits their property.
